The purpose of density and intensity bonuses is to achieve superior urban design,
a greater mixture of land uses, and to encourage housing opportunities where they
may not otherwise be provided by the private marketplace. Bonuses are also intended
to incentivize a compact urban form where travel distances are reduced, reliance on
the single-occupant vehicle is reduced, multi-modal convenience is promoted, and energy
is conserved.
