§ 61.307. Parking Garages.

  • (a)

    Review and Approval Requirements. All new parking garages shall require Master Plan Review with Appearance Review and Transportation Official Review.

    (b)

    Aesthetic Design Requirements. Parking garages shall reflect the character, scale and massing of the principal structures they serve. Exterior wall materials for parking garages shall be compatible with the exterior wall materials and finish of the principal buildings they serve.

    (c)

    Access Requirements: Parking garages shall meet the following access requirements:

    (1)

    Parking garages shall be accessed from side streets or alleys unless no such access is available.

    (2)

    Vehicular entrances shall not exceed a total width of 33 feet.

    (3)

    The number and location of access points shall be determined during the Master Plan Review. Generally, parking garages shall be served by more than one access point unless determined to be unfeasible by the Transportation Official.

    (4)

    Pedestrian entrances to parking garages shall be accessible directly from the street frontage.

    (5)

    The slope of the grade preceding the exit of a parking garage shall not exceed 2% for a minimum of 25 feet.

    (d)

    Mechanical Parking Garages. Automated, robotic, or mechanical parking garages shall require a Conditional Use Permit. The application for the Conditional Use Permit must include the operational plan, the architectural design details, and the maintenance plan for the garage. The application will be evaluated for safety, noise levels, and other applicable criteria.
