§ 61.321. Counting Rules.

Latest version.
  • (a)

Multiple Uses, Joint Use of Facilities. In the case of more than one principal use on a single building site and the uses are not complementary uses as listed above, the required number of parking spaces shall be the sum of the separate requirements for the individual uses. A shared parking study or other adjustment as described in this Part may then be used to reduce the total number of required parking spaces. Nothing in this Section shall be construed to prevent the joint use of parking facilities for two or more buildings or uses, provided that the requirements of this Chapter are otherwise met.

    (b)

No Credit for Demolished Floor Area. Whenever any building or structure, or portion thereof is fully demolished, followed by new construction, the pre-existing gross floor area shall not receive credit in the calculation of off-street parking required for the new building or structure.

    (c)

Fractional Spaces. When the calculation of the number of required off-street parking spaces results in a fractional number of spaces, any fraction up to and including 0.5 shall be disregarded and any fraction over 0.5 shall require one off-street parking space.

    (d)

Accessory Uses. Accessory uses listed in Chapter 58, Part 5B of Orlando City Code shall provide parking in accordance with the requirements of this Part.
