§ 65.295. Detail Approvals.

  • Subdivision Plats and Site Plans Required. Approval of a Development Plan and rezoning to the PD district shall not relieve the applicant of the Subdivision Plat Review requirements of Chapter 65, Part 3B and 3C or the Site Plan Review requirements of Chapter 65, Part 2H. All such Subdivision Plats and Site Plans must be in conformance with the approved Development Plan, including any conditions or additions to the Development Plan made by the City Council.

    Simultaneous Submittals. Applications for Subdivision Plat or Site Plan approval may be submitted for review simultaneously with applications for Development Plan review. In such cases, any approval of Subdivision Plats or Site Plans must be conditioned upon the approval of the Development Plan and rezoning. If the approved Development Plan includes any additions or conditions by the City Council, any Subdivision Plat or Site Plan undergoing simultaneous review may be referred back to the Municipal Planning Board for further consideration.

    Site Plan Phasing. Site Plans may be submitted for approval at one time for all of a planned development or at different times for any parts of a planned development; provided that, if a Development Plan includes provisions for phased development, no Site Plan may be approved for any phase if the Municipal Planning Board determines that development of a prior phase is not sufficiently completed to insure that the phasing limitations of the approved Development Plan are met.
