FINAL SITE PLAN |
§ 65.342. Purpose of Final Site Plan Review.
Final Site Plan Review is intended to provide a review of proposed development at a level of detail showing the specific arrangement of buildings and other improvements on the site in relation to each other, exiting site conditions, and surrounding property, with specific information on the nature and intensity of land use. This review is primarily to determine compliance with the specific use, dimensional and other regulations of this Chapter and the terms of any prior conditional approval of the project.
When Final Site Plan Review is Required. Final Site Plan Review shall be required for:
(a)
The Detail Approval of all approved Planned Developments;
(b)
All Building Permit applications, except as specifically exempted below;
(c)
Generally for the establishment, expansion or change of any use or structure regulated by this Ordinance.
Exemptions from Final Site Plan Review. The following activities shall be exempted from Final Site Plan Review:
(a)
Interior and exterior alterations which require no additional parking and do not increase the floor area of the structure.
(b)
Signs when not part of any other development requiring Final Site Plan Review, except as provided in Chapter 64, Part 1.
