§ 65.364. The Review Process.

  • Technical Review Committee. Upon acceptance of the application, copies shall be forwarded to all members of the Technical Review Committee (TRC). The TRC shall meet to review the application, and the applicant or his representative should also be present at the meeting. Following this meeting, the TRC shall prepare recommendations for the consideration of the Municipal Planning Board.

    Municipal Planning Board. The Municipal Planning Board shall hold a public hearing with due public notice, to consider the application. Based on the application, the requirements of this Chapter, and the recommendations of the staff, the Board shall prepare recommendations for the consideration of the City Council.

    City Council. Following review by the Municipal Planning Board, the application shall be forwarded to the City Council. The City Council shall hold a public hearing with due public notice to consider the application. Based on the application, the requirements of this Chapter and the recommendations of the Municipal Planning Board, the City Council shall approve or deny the application.

    Re-Application Time Limit. Unless specifically permitted otherwise by City Council, no application for any zoning map amendment shall be considered by the Municipal Planning Board within one year from the time the property described in such application has been decisively acted upon by the City Council, as a result of a previous application.

    Recording Amendments to the Official Zoning Map. On the effective date of any zoning map amendment the change shall be posted on the Official Zoning Map by the Zoning Official and records accompanying the map shall identify the official action by which such amendment was made, the date of such action, and the area involved. All such amendments shall be deemed to include one-half of all streets, railroad tracks or other similar man-made features abutting the land rezoned, wherever such features are located within the City Limits of Orlando.
