§ 62.638. Purpose of the Mixed Use/Neighborhood Development Designation.

  • The Mixed Use/Neighborhood Development designation implements Future Land Use Element Goal 2, Objective 2.4 and associated policies, to provide for well planned communities of mixed residential uses supported by neighborhood-serving commercial, office and institutional uses. A mixture of land use types is specifically required. However, the predominant land use type is residential. The Mixed Use/Neighborhood Development designation is intended for newly developing areas which are suitable for urban development, under unified control for master planning, and can be served by a hierarchical network of arterial, collector and local streets. The designation is intended to create identifiable neighborhood units which conform to high standards of urban design and livability; and when combined with other neighborhood units of similar quality and composition, form a distinctive community.

    It is the City's intent that all Mixed Use/Neighborhood Development communities contain a pleasant mixture of neighborhood-serving commercial and office uses, institutional uses such as parks, schools and churches, and residential uses with built-in variability in housing densities, types and styles. The goal is to discourage the proliferation of single use, homogenous subdivisions which contribute to urban sprawl.
