§ 65.339. Existing Conditions.

  • (a)

    Existing streets, both on and within 300 ft. of the proposed development, including:

    1.

    Street Names.

    2.

    Location of each street.

    3.

    Right-of-way Width and centerline setbacks of each street.

    4.

    Driveway Approaches locations.

    5.

    Medians and Median Cuts locations.

    (b)

    Existing median type, lot lines and easements on the property indicating the purpose of each easement.

    (c)

    Existing utilities serving the property, and their location and size.

    (d)

    Existing buildings and structures on the property.

    (e)

    Topography, as delineated by U.S. Geological Survey Maps or other competent expert evaluation, and extending 50 ft. beyond the property boundaries in North American Vertical Datum of 1988.

    (f)

    Soils Conservation Map, for comparison with proposed development activities, showing soils classifications as identified by the U.S.D.A. Soil Conservation Service or other competent expert evaluation. The City Engineer may also require a preliminary soils analysis by a qualified soil engineer, where he finds that the nature of the use(s) proposed and the probable soils characteristics on the site merit a more detailed examination in order to evaluate the master plan.

    (g)

    The 100-year flood elevation and limits of the 100-year floodplain for all developments extending into Zone "A," as indicated on the most recent FEMA Flood Insurance Rate Map.

    (h)

    A conceptual drainage report showing direction of flow and proposed methods of stormwater retention.

    (i)

    The approximate normal high water elevations or boundaries of existing surface water bodies, wetlands, streams and canals, both on and within 50 ft. of the proposed development.

    (j)

    A Specific or Special Purpose Survey, which may be drawn on an aerial photograph and shall include:

    1.

    Tree Cover approximate limits and generalized tree communities.

    2.

    Medium and large size trees or groupings of such trees on the development site.

    3.

    Location of jurisdictional wetlands.

    4.

    Other Generalized Existing Vegetation, including identification of native plant communities.

    (k)

    The approximate location of any Orange County Geodetic Information System monument(s) and/or Certified Sectional Corner(s), whose coordinate values are in Florida State Plane Coordinates, Zone Florida East, NAD 83, which are within the proposed development and/or the 300 feet area surrounding it.

    (l)

    Growth Management policies affecting the site, including urban design and conservation.
