§ 65.340. Proposed Development.

  • The proposed development information shall include the following (at the same scale as the existing conditions map):

    (a)

    Preliminary layout showing, as applicable:

    1.

    Lots and Building Sites approximate locations and dimensions.

    2.

    General Land Uses including the approximate locations, acreage and intensity of each, expressed in terms of the number of dwelling units and square footage for non-residential uses.

    3.

    Recreational Facilities and open space.

    (b)

    Circulation Facilities Plan, showing approximate locations and types of all major streets and access points, and a general indication of how the development will conform with the requirement for design along thoroughfares contained in Chapter 61, Part 1A. This shall include proposed cross-access easements, pedestrian circulation, and mass transit facilities.

    (c)

    Conceptual utility and drainage plan.

    (d)

    A Phasing Plan, including:

    1.

    Sequence and timing of Development.

    2.

    Maximum Intensity, expressed in density, number of dwelling units, non-residential floor area and/or floor area ratio for the proposed development, and the estimated intensity of each phase.

    (e)

    A preliminary tree protection plan, including identification trees or groupings of trees to be retained and identifying use of native plant communities as vegetative buffers.

    (f)

    Any requests which the applicant may wish to make for designation of Specimen or Historic Trees (see Chapter 60, Part 2B).

    (g)

    A statement demonstrating the consistency of the proposed development with the City's adopted Growth Management Plan.
