§ 65.348. Existing Conditions.
(a)
Existing streets, both on and within 100 ft. of the proposed development, including:
1.
Street Names.
2.
Location of each street.
3.
Right-of-way Width of each street.
4.
Paving location (where applicable) on each street.
5.
Curbs and Gutters Location.
6.
Driveway Approaches location.
7.
Sidewalks locations.
8.
Medians locations.
9.
Median Cuts locations.
10.
Any Other Improvements in the right-of-way.
(b)
Existing lot lines and easements on the property, indicating the location, dimensions and purpose of each easement.
(c)
Existing utility and drainage infrastructure.
(d)
Existing buildings, structures, vehicular use areas, and other impervious surfaces, indicating the location and the dimensions of each, both on and within 15 ft. of the proposed development.
(e)
The location, size and dimensions of all existing signs on the property.
(f)
A topographic map in North American Vertical Datum of 1988.
(g)
A soils report.
(h)
The 100-year flood elevation, minimum required habitable floor elevation and limits of the 100-year floodplain for all developments extending into Zone "A," as indicated on the most recent FEMA Flood Insurance Rate Map.
(i)
A surface drainage report showing direction of flow, drainage calculations and percolation rates.
(j)
Existing surface water bodies, wetlands, streams and canals.
(k)
The precise location of any Orange County Geodetic Information System monument(s) and/or Certified Sectional Corner(s), whose coordinate values are in Florida State Plane Coordinates, Zone Florida East, NAD 83, which are within the proposed development and/or the 300 feet area surrounding it.
(l)
A Specific or Special Purpose Survey, including the location, trunk perimeter, approximate height and species of each Medium and Large size tree on the building site (see Chapter 60 for standards relating to tree size). When the drip lines of canopy trees on adjacent properties extend over the subject property, applicants shall indicate such trees and the limits of their drip lines on their submitted site plans.
